Nokia Business Campus is an office campus in Stuttgart-Zuffenhausen, which was acquired in 2005 in a sale-and-leaseback by FREO Group and since then has been actively asset managed and partially sold in 2009, 2011 and 2014.

Nokia Business Campus, formally known as Alcatel or Xcel Business Campus, is an office and research campus in one of the car manufacturing areas of Stuttgart, in Zuffenhausen. After acquisition in 2005, FREO partially refurbished the campus and through active asset management was able to regear most lease contracts and lease-up vacant areas. A private individual bought 32,000 sqm in 2009 and Porsche as part of the Volkswagen Group acquired 52,000 sqm in 2011 to secure land in proximity of its headquarter and production facilities in Zuffenhausen. In 2014 Volkswagen bought another 32,000 sqm of the campus, leaving FREO with 3 buildings, 45,000 sqm lettable area, fully leased on a long-term basis to Nokia.
